Frequently Asked Questions
Can newcomers to Canada get a mortgage without Canadian credit history?
Yes. Mak Group specializes in new-to-Canada mortgage programs that accommodate limited or no Canadian credit history. We work with lenders that accept international credit documentation and employment records from newcomers and permanent residents.
What is the difference between Express Entry and BC PNP?
Express Entry is a federal points-based immigration system managing applications for three economic programs (Federal Skilled Worker, Federal Skilled Trades, Canadian Experience Class). The BC Provincial Nominee Program (BC PNP) is a provincial program that nominates candidates for permanent residence based on BC's labour market needs. Some BC PNP streams are aligned with Express Entry (BC PNP Tech Pilot, Skills Immigration) while others are independent. Victor Mak can assess which pathway is most suitable for your profile.
What makes Mak Group different from other realtors or mortgage brokers?
Mak Group integrates immigration, mortgage, and real estate services under one roof with a team that is fluent in Mandarin and Cantonese. Most clients have to coordinate three separate professionals; we eliminate that gap. Your PR application, home financing, and home purchase are managed cohesively by a single family team that understands the full newcomer journey.
Is working with a licensed RCIC required for immigration applications?
It is not legally required, but it is strongly recommended. Only RCICs, immigration lawyers, and Quebec notaries are authorized by law to charge a fee for immigration advice in Canada. Using an unlicensed consultant is risky and against the law. Victor Mak is a licensed RCIC, which means he is regulated, insured, and accountable to the College of Immigration and Citizenship Consultants (CICC).
